The work is sold. The hands aren't there.

Every architecture and engineering firm knows the cycle: win the project, then scramble for production staff. By the time a BIM or CAD hire clears recruiting, the deadline has moved from comfortable to critical.

Hiring takes months

Posting, screening, interviewing, counter-offers, notice periods. A solid CAD technician or BIM modeler routinely takes a full quarter to land, and your submittal is due in six weeks.

Deadlines don't flex

Letting dates, permit windows and milestone submittals are fixed. When production capacity falls short, the gap comes out of your senior engineers' nights and weekends.

The bench cuts both ways

Staff up for the peak and you carry idle seats through the valley. Most firms end up sized for the average workload, which means understaffed for every push.

Recruiting is expensive either way

Agency fees, job boards, manager hours spent interviewing, then onboarding before the first useful sheet. All of it sunk cost if the hire doesn't stick.

2F BIM Studio is your external production team.

Request the discipline you need, and a senior specialist is working in your templates, your file structure and your weekly calls within days. Add seats for the push. Pause between phases. No recruiting, no onboarding burden, no payroll, no minimum term. You direct the work and own every file, exactly as you would with an in-house technician.

Not a freelancer marketplace. You don't sift profiles or gamble on strangers. We match and stand behind the specialist.

Not a staffing agency. No placement fees, no temp-to-hire pressure. Production support, managed for quality.

A production partner. Dedicated people who learn your standards once and carry them across every project.

Services

Two production practices

Every specialist has produced deliverables for U.S. architectural, utility or DOT projects. Working to your standards is the starting point, not a stretch goal.

Architectural Revit Modeling & CAD ProductionLargest practice

Dedicated Revit teams producing construction documents for architecture firms, from core-and-shell to tenant improvement, inside your templates and BIM execution plan.

Revit Modeling

Architectural BIM models built to your BEP: families, worksets and clash-aware coordination at the LOD your contract requires, from SD through CD.

Models / Families / Worksets / Coordination

Construction Documents

Full CD sets in Revit: sheets, annotations, schedules, code-driven details and redline turnaround that keeps your architects designing instead of drafting.

CD sets / Schedules / Redlines / Details

AutoCAD Drafting

Architectural sheet production, as-builts, site plans and detail libraries in AutoCAD, plus standards cleanup and the backlog work that never makes the schedule.

As-builts / Site plans / Details / Cleanup

Civil, Utility & DOT Production

Designers who already know state workspaces, seed files and utility coordination, supporting transportation and utility engineering firms through every letting push.

OpenRoads Design

Corridor modeling, terrain, superelevation, cross sections and plan production for DOT roadway projects, built to the state's workspace and seed files.

Corridors / Cross sections / Plan + profile

MicroStation Production

Plan set production in state DOT workspaces. Level standards, cells and annotation handled correctly the first time, so your QC pass is a pass.

DOT plan sets / Detail sheets / Standards

Utility Design Support

Distribution design and relocation packages for electric, gas, water and telecom. Conflict matrices, relocation plans and permit exhibits ready for submittal.

Up to half the fully loaded cost of an equivalent local hire.

Days

From request to first production hours. Not the months a hire takes.

$0

Recruiting fees, onboarding cost and severance exposure.

U.S. project experience

Our specialists have produced for architectural, DOT and utility clients. They know what a CD set, a BIM execution plan or a state workspace looks like before day one.

Dedicated, not pooled

You get a named specialist, not a rotating queue. The same person learns your standards and carries them project after project.

Your environment, your files

Work happens in your templates, your server or cloud environment, your standards. Every file is yours from the first save.

Scale in both directions

Add seats when the letting schedule stacks up. Pause when a phase closes. Capacity follows your backlog, not the other way around.

BIM and CAD focus

We staff BIM, CAD and engineering production. Nothing else. The depth shows in the first week of deliverables.

Short or long term

A three-week relocation package or a two-year program. Same people, same standards, engagement shaped to the work.

Architectural Revit program

Dedicated BIM team for a national architecture firm

Challenge
A multi-office architecture firm carried a steady pipeline of commercial and industrial projects, but every office competed for the same overloaded Revit staff. Deadlines were met out of overtime.
Solution
A dedicated team of 2F Revit modelers embedded in the firm's templates and BIM execution plan, producing models and full CD sets across project types.
Result
An ongoing multi-seat program. The firm treats 2F as its production backbone and flexes the team with its pipeline instead of hiring against peaks.

Corridor widening, statewide DOT program

Challenge
A utility engineering firm lost two designers mid-project with relocation plans for a multi-mile corridor widening due before the letting date. Local recruiting offered nothing inside three months.
Solution
Two 2F utility designers, working in the DOT's MicroStation workspace, picked up the conflict matrix and relocation plan production within the first week.
Result
Relocation package submitted ahead of the letting date. The firm kept both designers on for the next two corridor segments.

Interchange design, OpenRoads production support

Challenge
A transportation consultant won an interchange project that doubled its OpenRoads workload overnight. Hiring two corridor modelers would take a quarter the schedule didn't have.
Solution
A 2F OpenRoads designer joined the project team, building corridors and cross sections to the state workspace under the consultant's lead engineer.
Result
Milestone submittals stayed on schedule without a single new hire. The seat was paused after final plans, at no cost.

Questions firms ask before starting

How does pricing work?

A simple hourly or monthly rate per specialist, typically up to 50% below the fully loaded cost of an equivalent local hire. No recruiting fees, no benefits, no overhead. You'll have an exact number before anything starts.

How fast can a specialist actually start?

Most requests are matched within days. After your approval, the first days cover your standards and environment, and production deliverables begin in the first week.

Do your specialists really have U.S. project experience?

Yes. Every specialist we place has produced deliverables for U.S. infrastructure, utility or architectural projects: DOT workspaces, state CAD standards, utility coordination and U.S. sheet conventions are familiar ground, not a learning curve on your clock.

How do we communicate day to day?

However your team already works: Teams, email, your project management tools. Your specialist joins your standing calls and responds during your business hours, like any other member of your production staff.

What about time zones?

Specialists keep substantial overlap with U.S. business hours, including your core collaboration window. For some firms the time difference is an asset: redlines sent at 5 PM come back resolved the next morning.

Who controls quality?

You do, the same way you would with in-house staff: your standards, your QC process, your sign-off. On top of that, 2F reviews deliverables before they reach you, so your QC pass catches less.

Who owns the work product?

You do, fully and from the first save. All work happens in your environment under your file structure, and our agreement assigns all rights in the deliverables to your firm.

How is confidentiality handled?

We sign your NDA before seeing any project data, and every specialist is bound by confidentiality terms individually. Client names and project details are never used in marketing without written permission.

Is our data secure?

Work happens inside your environment: your server, your BIM 360 or ProjectWise instance, your access controls. Files don't live on our side, and access is revocable by you at any moment.

Do we need to provide software licenses?

Whatever is simpler for you. Many firms assign a seat from their existing pool so all work stays in their environment; otherwise we can discuss licensing as part of the engagement setup.

Can we interview the specialist first?

Always. You review their project history and interview them before any commitment. If it's not the right fit, we propose someone else at no cost.

Is the specialist dedicated to us?

Yes. A full-time seat means that person works only on your projects. The value compounds: by month two they know your standards as well as your own staff.

Can we scale up mid-project?

That's the point of the model. Adding a second or third seat in an active discipline usually takes days, and the new specialist inherits the standards knowledge from the existing engagement.

What if we only need help for a few weeks?

Short-term support is a normal engagement for us, not an exception. A three-week relocation package or a one-month drafting push gets the same senior staff as a multi-year program.

What happens if the specialist isn't working out?

Tell us. We address it immediately, and if needed we replace the specialist with a documented handover at no cost to you. There's no long-term contract holding you to a bad fit.

Tell us what you need produced.

Send the discipline, software and timeline. A person, not an autoresponder, replies within one business day.
